Sellers Pre-Listing Inspection

1-Year Warranty Inspection
The clock is ticking on your new home. In most cases, homeowners get a one-year warranty from the respective builder. Ultra Home Inspections provides a 1 Year Warranty Inspection between months 10-11 before the warrant expires. This is your last chance to get the builder to repair items that were incomplete or may have presented themselves during the first year. We will perform a complete residential inspection and provide a detailed report with photos for you to address with your builder.

Re-Inspection of Repaired Items
Repairs are often negotiated with the buyer and seller during the process of the home purchase. Ultra Home Inspections will take the guesswork out of the repair quality and sufficiency with our Re-Inspection of Repaired Items. Once all negotiated repairs have been completed, we will return to inspect all the repairs.

Construction Phase Inspection
There is a reason people joke about a relationship lasting through a home construction or renovation project. This process can be very challenging, especially if this is not your field of expertise. This is where Ultra Home Inspections can help you. We will take the guesswork out of what you cannot see. Our Construction Phase Inspection will inspect your new home in key phases of the process. Ultra Home Inspections will inspect the foundation prep and foundation, pre-siding, pre-drywall, and the final completed inspection.

Renovation Phase Inspection
Are you planning a renovation? Are you already knee-deep in a renovation and questioning what is happening? Renovations can be quite an obstacle and can present many future issues if done incorrectly or poorly. Ultra Home Inspections will consult with you and customize a Renovation Phase Inspection to meet your needs, giving you peace of mind in this process.

Video Home Evaluation
Are you buying an “as is” property, getting ready to list, want to save a few dollars, and don’t need a written report? The Video Home Evaluation offered by Ultra Home Inspections follows the same inspection process as our complete home inspection. The only difference is, there is no written report and no one attends the inspection. The Video Home Evaluation will save approximately 25% off the cost of the inspection. And, in lieu of a written inspection report, you will receive the video of all the pictures taken during the inspection with the inspector commenting on the findings in each photo. Watch the video below to see a sample of the Video Home Evaluation.

Home Consultation
Don’t need a full home inspection? Do you just need information about the big-ticket items? A Home Consultation from the team at Ultra Home Inspections may offer the information you are looking for. Our Home Consultation will evaluate the condition of the roof, attic, mechanicals, and crawlspace. This will also allow us to address any visible structural concerns on the exterior, or in the attic and crawlspace. The consultation requires the client or a representative to be onsite to meet with the inspector. There is no accompanying report or video with the Home Consultation. The cost of the Home Consultation is significantly less expensive than the complete home inspection.

Short-Term Rental Inspection
In Nashville and surrounding areas, an inspection and floor plan is required for the approval of a short-term rental unit. Ultra Home Inspections will visit your site, perform the required inspection, and create a floor plan for your STR unit.
